Roof Replacement Company in Downers Grove Illinois

We offer roofing services to the local Downers Grove community and surrounding areas. If you live in the area, and are looking for a reputable roofing company, consider getting a quote from Allied Restoration Contractors.

We are a licensed, bonded, and insured roofing contractor that serves the Downers Grove area.

Looking for help with a roof replacement? Here is the process we follow at Allied Restoration Services.

1. Roof Condition Assessment

We begin with a roof condition assessment. This is to see how severely your roof is actually damaged. We’ll check out the condition of the shingles, flashing, and possibly your gutters and roof decking. From there, we may recommend a full roof replacement.

2. Material Selection Guidance

You will need to pick which shingles to use for your new roof. Many Downers Grove homeowners opt for architectural shingles, which is both an economical and beautiful option. If you are looking for a designer look, you may be interested in our premium designer shingles, or cedar shake shingles.

We’ll hear you out on your preferences, and make our recommendations based on your desires and needs.

We will also schedule a date for your roof replacement.

3. Remove Existing Roofing Materials

On the replacement date, we’ll begin by removing the existing shingles and underlying materials until we get down to the roof decking. Depending on the condition of your roof decking, we will either need to replace it, or will be able to install the new materials onto it.

‍Roof decking (sometimes called roof sheathing) is the base layer of your roof and is usually made out of plywood or OSB. All the other materials, including underlayment, flashing, and shingles, are installed on top of the decking.

Many times, this decking stays in good condition, and new materials can be installed without replacing it. However, if the decking is particularly rotted, or sagging, it will need to be replaced. This incurs an additional cost, but is vital to the longevity of your roof.

4. Install New Roofing Materials

The next step will be to install the new materials. This includes, but isn’t limited to:

  • Underlayment (a felt layer that acts as a final vapor barrier)
  • Flashing (metal that’s used to seal vulnerable areas, or areas where a lot of water tends to gather)
  • Gutter aprons (to divert water into your gutters, instead of allowing it to get underneath shingles)
  • Your chosen shingles

5. Post-Completion Clean Up

Once your brand new roof is installed, it will be time for us to vacate. We’ll take care to clean up our excess materials, remove any debris from your yard, and go over your lawn with roller magnets to pick up any stray nails. Our goal is to leave your home sparkling clean!

Maximizing Your Roof Performance

We take pride in our craftsmanship, and there are two main things we do to maximize the performance and longevity of your roof.

1. We Use High Quality Materials

A roof can’t be any better than the materials used to build it. That’s why we use high quality shingles from GAF, CertainTeed, and Owens Corning

2. We Carefully Install Them

Careful installation is crucial to maximize the life and performance of your roof.

If roofing materials aren’t installed with precision, premature leaks and other issues can develop.

That’s why we use certified contractors, and have certifications with the above-mentioned manufacturers. We also have workmanship warranties of up to 50 years available on select roofs!

Typical Roof Replacement Costs in Downers Grove

Unless you’re planning on using premium designer shingles, our typical roof replacement cost falls between $10,000 and $20,000.

Please note: this is an approximation only and not a quote. For a more accurate quote, please reach out to us so we can inspect your roof.

Here are some items we consider when quoting your roof replacement project:

Size of The Roof

Larger roofs require more materials and more time to replace. Because of this, the quote will also be higher.

Roof sizes are typically measured in “squares.” Basically, one “square” is equal to 100 square feet. So a 30 square roof is a 3,000 square foot roof.

Pitch (Steepness)

Roof steepness is measured in pitch. A 4/12 pitch, for example, means that the roof level rises 4 inches for every 12 inches across. A roof with a 45 degree angle would be a 12/12 pitch.

Roofs under a 7/12 pitch are generally “walkable” - meaning extra safety equipment isn’t required to perform the installation. However, roofs above this steepness are a lot more difficult. The extra safety measures and time required to complete steep roofs increase the cost.

Roof Complexity

Another factor we look at is the number of facets (sometimes called slopes) that your roof has. Facets are the individual surfaces that form the structure of your roof. A completely flat roof, for example, would have only 1 facet. 2 facets that angle upwards and meet in the middle form a simple gable roof.

Most roofs are pretty simple and have between 2-6 facets. Any more than this, however, and the job gets more complex. All the individual surfaces and angles make the project take longer, and increase the amount of material waste. This increases the cost as well.

Amount of Stories

Taller homes require more safety precautions, and increase the amount of time and effort that goes into roof replacements. If your Downers Grove home is 2 or 3 stories tall, it will increase the cost of your replacement.

Summary of Typical Roof Costs

Typically, 1 story homes with less step, less complex roofs will fall in the $10,000 range. 2-3 story homes with larger roofs, more facets, and steeper slopes will fall in the $20,000 range.

This rough approximation is based on using architectural shingles.

What Customers Are Saying

If you need a new roof, you should call ARC. George (the owner) made the whole process so much easier for us. Any project is stressful enough so I appreciated his hard work. We ended up filing a claim with our home owners insurance, as we had some storm damage. He worked with the insurance adjusters to make sure we were taken care of. And dealt with things I didn’t understand. He is very knowledgeable as he has been doing this for many years. I was stressed about picking out the right roof color (I didn’t care for the old roof) and he took that concern seriously and helped by showing us other houses he had worked on recently. We chose the perfect color! We also had a special order skylight that was being replaced and George measured a few times to make sure it was accurate and made sure the right skylight was installed. The work was done quickly and stress free thanks to George.

Amanda Leithleiter

Great company!  George and his team were fantastic.  They handled everything from getting the work approved through my insurance and then quickly getting the job scheduled and completed.  Hassle-free experience with ARC.  Thanks

John S.

I recently used Allied Restoration Contractors for siding installation and gutter/soffit/fascia replacement. I am very satisfied with the product and service received. Everyone is very nice and responsive. The workmanship is A+. I really appreciate the attention I received from George, in helping me make the right decisions for my home. I have already recommended the company to others and will continue to do so. I’ll definitely reach out again for my next home project.

Types of Roofs We Install

Standard Shingles

We offer a variety of standard shingle styles for maximum water resistance, durability, and budget-friendliness. There are a variety of different styles and colors available for you to choose from. The right color can add flourish and curb appeal to your home. The vast majority of Illinois homeowners choose shingle roofs, and most standard asphalt shingles last between 15-30 years.

Premium Designer Shingles

We offer a premium selection of designer shingles for homeowners who are looking for something with a little more glamor. The cost for luxury designer shingles is higher. However, typically designer shingles are thicker, which means some of the cost is recouped due to higher durability and a longer-lasting roof.

Cedar Shake

Cedar shake roofs serve the same function as asphalt roofs, but are made of natural cedar materials, giving the roof a more traditional and aesthetically pleasing appearance. Typically cedar roofs last between 30-50 years with proper maintenance. If you have the budget, cedar roofs are a beautiful option!

Signs it Might Be Time to Replace Your Roof

Here are the biggest warning signs it's time to replace your roof:

1. Attic Leak

You can often spot a leak in your attic by what looks like coffee stains on the top floor of your home. This is water that leaks from the ceiling and usually becomes discolored with a brownish hue. Alternatively, you can head up into your attic and see if you spot any visible leaks. But be careful not to fall through the insulation, as not all attics are designed to be walked in. If your roof has a leak, you should get a roof inspection right away. You'll either need to replace your roof or have the leak patched with a simple repair.

2. Sagging Roof

As roofs age and the roof decking becomes less sound, they can begin to sag. This is a sign that your roof is very warn and may need to be replaced soon. If unsound roofs are left unattended for long enough, leaks can form and cause even more damage to the interior of your home.

3. Recent Hail Storm

Even if a hail storm doesn't cause an immediate leak, they can cause other damage that 's less apparent. For example, they can knock granules off of your roof shingles, leading to your shingles deteriorating more quickly. Unless it's a very minor hail storm with tiny bits of hail, calling out a roofer after a hail storm for an inspection is a good precaution to take.
